What We Do

Acquisition Strategies and Asset Identification

Areas of expertise are in all sectors of the commercial, retail, industrial and residential markets in both Australia and New Zealand. We understand our client’s needs, listen, and then work with them to identify and execute a strategy of investment.

Pinpointing

Every investor has different ways of looking at real estate and what they are trying to achieve – sector specific, return hurdles, size range, geographical markets.

Co-investment

Where possible we coinvest with our investment mandate partners, therefore demonstrating strong alignment and commitment to the real estate.

Agency Relationships

We believe in building and maintaining strong relationships within the agency community in the knowledge that this makes for a more seamless transaction, as well as identification of off market opportunities.

Transaction Management

Ensuring a sales or leasing campaign is executed in a focused fashion to maximise the outcome for an owner is paramount to the success.

Through experience we have found that a transaction manager can be beneficial for the owner and the agent, alleviating stress and ensuring all parts of the process are carried out in a thorough and orderly fashion.

Sales

A sales campaign is usually conducted with a specific time frame and to maximise the outcome requires all parties to stay focused, energised and all information be provided transparently and in a timely manner. By managing the transaction for the owner, we.

  • Assist in the strategy of the campaign, including method of sale and timing, marketing budget and strategy taking into account market conditions and type of property.
  • Conduct a selection process of agency – understanding the most suitable agencies in the particular market, inviting proposals, interviewing and recommending based on pre agreed criteria.
  • As above with other consultants such as legal, building due diligence and marketing.
  • Be a reference point for the selected agency.
  • Provide guidance, mentoring, motivating and holding the agency to account.
  • Ensuring all information is collated, is correct and assists in the establishment of an online information portal.
  • Attend if required key meetings with buyer prospects.
  • Run weekly marketing update meetings.
  • Have input into negation and price maximisation strategies.
  • Generally, ensure the campaign is conducted in a transparent and highly professional manner
Leasing Strategic Oversight

Each building and development that has vacancy, whether a new development or existing building has a simple goal – to maximise the outcome for the building, in terms of rental rates, lease term and tenancy type, covenant strength to ensure the investment value and overall outcome is driven to the full. As transaction managers we.

  • Assist in the strategy of the campaign, including marketing and timing, taking into account market conditions and type of property.
  • Conduct a selection process of agency if required – understanding the most suitable agencies in the particular market, inviting proposals, interviewing and recommending based on pre agreed criteria.
  • Work with the agency is ensuring the strategy, marketing and positioning of the building is ideally suited to the type of tenants deemed most appropriate to the building.
  • Agree with the owner and an agency a budget for marketing.
  • Run marketing update meetings with agents.
  • Have input and oversight to leasing proposals to prospective tenants.
Building Asset Management

We act on an owner’s behalf to strategically oversee the asset management of a property, to ensure a maximised outcome for all stakeholders. This includes;

  • Selection of an appropriate property and facilities manager
  • Co-ordinating, agreeing and managing the short-, medium- and longer-term asset plan and budget expenditure for the property.
  • Forming relationships with tenants
  • Ensuring all third-party suppliers are correctly selected and managed.
  • Seeking sustainability initiatives that drive a positive outcome for the property.
  • Oversee any capital works during the ownership
  • Oversee any leasing of vacant space.

We have found our key point of difference is our ability to build tenant relationships, extend leases, and maximise the outcome for tenant and owner.

Property Funds Management

Drawing on our experience, connections and ability to identify great property deals, we seek to pool like-minded investors to generally invest alongside us into property funds which can deliver either a stable annual return and/ or a considerable upside.

Typically, these are in the $5-50 m price bracket, focused on the following major strategies.

  • Growth locations and sectors that are not necessarily on the radar of larger, institutional groups.
  • Implement focused and agreed asset improvement strategies to enable excellent total returns. Strategies are devised via strong research together with our personal experience, key tenant relationships and economic outlooks.
  • Impact and social Investments – focused largely on social, affordable and specialist disability housing.
  • Development- by partnering with developers with whom we have a trusted relationship, we provide equity via an unlisted fund, in conjunction with our specific advisory services as outlined above.
